Striving for « ZERO MAINTENANCE », is the study of technical solutions giving lower maintenance costs for the :
- Constituents of the façades and roofs,
- Block work,
- Joinery,
- Roofing,
- Waterproof quality in the case of a flat roof,
- Unglazed exterior openings.
Each of these constituents is analysed from the point of view of durability as well as the maintenance costs they may entail.
A property promotion company that is striving for « ZERO MAINTENANCE “ will select the home’s exterior shell materials with regards to durability, easy maintenance and therefore less cost for co-ownership.
Examples :
EXTERIOR WALLS :
These are built in reinforced concrete block work, rendered with a waterproof coating, benefiting from the technical advice of the ‘Centre Scientifique et Technique du Bâtiment’ (Building Scientific and Technical Centre).
EXTERIOR OPENINGS : : They will be in PVC or in ALUMINIUM and will be fitted with rolling shutters also fitted in PVC or ALUMINIUM (motorised or manual).
ROOFING : Roofs in schist (natural slate, stainless steel hooks) or terracotta are favoured.

The issues of the thermal regulation :
Environmental : This new regulation replies to government wishes to reduce the energy consummation of buildings, which contributes to over a quarter of greenhouse gas production, in line with the Rio and Kyoto Agreements.
Social : Cost management and rent decreases have guided the drafting of the ‘réglementation thermique 2000’ (thermal regulation 2000), to favour household solvability. Recent tariff evolution of the different energies calls for consummation limitation by enforcing the thermal performance of accommodation.
Technical file :
The processes must meet the specifications of the technical solutions approved by public bodies and must be subject to energy performance calculations.
In line with the thermal regulation of 30 November 2000, in the case of energy performance calculations, the study must present for each process :
- A coefficient C, inferior or equal to the reference coefficient,
- Respect the comfortable summer interior temperature (Tic),
- Respect the maximum values as defined by article 31 Titre III of the regulation.
New acoustic regulation ... [return to menu]
The new acoustic regulation « N.R.A. » became applicable 1st January 1999. This new regulation has raised acoustic insulation requirements in relation to the level of requirements under the acoustic mark prior to this date.
In order to improve home comfort, the legislator has significantly improved the technical requirements :
- The noise nuisance to which a home is exposed is multiple. To take action against only one noise source is not, in any case, the key to good insulation; on the other hand, a homogeneous treatment of the different kinds of noise can ensure efficient acoustic insulation.
- The project study leans on coherence and performance of the processes and techniques used to protect accommodation against noise which can be generated by: adjoining accommodation (above, below, next-door), the common passages (stairs, corridors…), private facilities (heating or ventilation system, pipe work, plumbing…) and public facilities (lifts, waste disposal chutes, ventilation, heating, garage doors…).
- The type and efficiency of the floors and the floor coating, as well as those of separating walls, the pipe sheathing and the entry doors are all equally taken into account.

The Law dated 4 January 1978 relating to building liability and insurance consecrates Titre II to building inspection.
Several missions are asked of the building inspector :

Bears on the thermal insulation of the work.

Concerns acoustic insulation of buildings.

Accessibility, the key factor of user quality, must be integrated from the development stage of the project until use. Consultation must accompany the whole of the project and relies on the people concerned (associations, citizens and specialists).

The SPS coordinator (Health and Safety coordinator) :
The SPS (coordonnateur en matière de sécurité et de protection de la santé sur les chantiers) or building site health and safety person’s role in the building project is to make sure that of the prevention rules, decreed by the ‘Code du Travail’ (Work Code), are respected. These general prevention principals apply to all contributors to the site and the specific function of the ‘coordonnateur SPS’ takes into account the particular risks linked to the intervention of several companies on the site. The ‘coordonnateur SPS’ must also ensure that later interventions on the building for maintenance can be carried out in the best conditions of safety.
What are the tasks of the "coordonnateur SPS" ?
The "coordonnateur SPS" intervenes during the design and building work to achieve the tasks corresponding to the prevention rules relating the category of the project :
During the design stage :
- To establish the general coordination plan (plan général de coordination -PGC) when it is required (for projects of the 1st and 2nd category ;
- To compile the file for later interventions on the building (dossier d’interventions ultérieures sur l’ouvrage -DIUO) ;
- To prepare the coordination register-diary (registre-journal de coordination -RJC) ;
- To show any specific building constraints.
