How do I choose my plot of land ?

  • If you do not already own your plot, or if have not got one in mind, we will help you to find land which corresponds best to your wishes and to the nature of your project. We have a comprehensive file of plots, on housing estates and elsewhere.

Can I build ?

  • You must provide us with the town-planning certificate (certificat d'urbanisme) for your plot of land, which mentions the local regulations regarding town planning. We will take care of adapting your home to the plot : lie of the land, kind of footings, kind of base. We will also study the layout with you : concerning boundaries, town planning regulations if need be, or simply the sun’s path.

What is the sequence of the principal stages of my project ?

  • Planning your project :
    Before opening the building site, you must satisfy several conditions that are all aimed at your safety and the certainty of worry free building (completion guarantee, financing arranged, planning permission consent...)
  • Financing your project :
    Whether you take your loan directly with a bank or through us, financing involves a process that we will help you successfully complete, in strict confidentiality.
  • Planning permission formalities :
    They involve the next two very important stages : a technical inspection of the plot and the official planning permission request. For these two steps, "Maisons d'en France" is always there to advise you.
  • Reviewing the project :
    Finally the work can begin. However, notarised deeds still have to be signed, site preparation work carried out and the meeting before the opening of the building site.
  • Site organisation : :
    Building a house is a bit like a film that sometimes plays fast and sometimes slow : you have to take into account the kind of work, the climate and the organisation of the companies, etc...
    With "Maisons d'en France", you benefit from a "Welcome Booklet". This exclusive document explains precisely the steps that will punctuate the building of your home. We commit ourselves on building deadlines and the quality of the companies who carry out the work. The day of the official acceptance of work, after an initial visit to sort out the final details together, we will arrange a suitable date for the handing over of the keys. Then you are home !

 


 

Who designs the interior layout of my home ?

  • Together, we draw up an interior plan, from your ideas, with the proficiency of our project designers and frequently with the advice of an architect.

 

How to choose the right loan ?

  • Finding the right loan often passes by a skilful fusion of short-term low-interest (or even 0%) loans and longer ones. If you wish, we can help you put together the best cocktail for you. This cocktail will be very easy to swallow knowing that the interest rates are actually very

Who deals with my project ?

  • A whole team devotes their energy to successfully complete your project. Our contributors have the expertise and are used to working in synergy. They are always there during the stages of preparation, building, delivery and after-sales service. * Your sales adviser, who keeps you permanently informed and plays the "hotline". * Your assistant, whose task is to ensure the link between the different contributors. Here we have the kingpin, as valuable to us as to you. They often manage the loan application. * Your project designer: who designs your project, takes care of your planning permission. * Your foreman: is the one who organises the different stages and ensures the good organisation of the building site. * Your MAISONS D'EN FRANCE manager, of course, remains conductor of the orchestra, he knows the score by heart, and will intervene, at your request, in any field that involves the building your home.

 

After signing the agreement, how long do you normally have to wait until you can move in ?

  • The "normal" delay obviously depends on your type of project : easy plot, size and number of storeys of your house, whether there are special administration waiting periods, as with consulting an architect from "Bâtiments de France". A home, in any case, is just like having a baby : it takes several months, between the paperwork and the (well) built. Count a year, more or less. In addition, the deadline details are in your building contract, and they are guaranteed.

How do I maintain my home ?

  • When you become the owner of your own home, Maisons d'en France will personally give you "The Owners Guide" which gives you all the advise to enable you to profit from your home in the best conditions. Actually, your home should be carefully maintained if you want to keep your investment and add value to it.
  • First-time use of your home. Instructions for the connection procedures and use of all sanitary, electrical, and ventilation equipment.
  • The ultimate priority : safety. The Owners Guide informs you of the safety rules to respect for trouble-free use of your home.
  • What to do when you go away. Very practical: the complete list of precautions to take before a long absence.
  • Maintenance advice for your home. Advice, tips and the calendar to well maintain your home and prolong its life.
  • Please note, your new status as homeowner involves fiscal consequences you should know about. All you need to know on taxes. The act of building has two fiscal consequences : - town planning tax (taxes d'urbanisme), - property tax on developed properties (taxe foncière sur les propriétés bâties). The owners guide informs you of the steps to take to keep in line with the authorities concerned.
